Project Name: AAA Industrial Park Community Focus Area (CFA) Plan
Summary: CFA plans are considered addendums to the Community Plan and address issues specific to a smaller area, whereas the Community Plan provides the big picture view of the future of Sedona. CFA plans are intended to guide future development and typically address land use, circulation, environment, and community issues. The plans are developed with community input from property owners, businesses, neighbors, and other stakeholders. The draft plan undergoes a public review process and goes into effect once approved by City Council.
Location: This CFA is located at the south end of Shelby Drive and Sunset Drive.

About the AAA Industrial Park CFA:
This CFA is named AAA because in 1977 the “AAA Industrial Park” was established through a subdivision plat recorded with Yavapai County.
The CFA covers 30 acres and includes 35 parcels, some of which are not part of the original subdivision.
This is one of two industrial areas in Sedona; the other is at Coffee Pot Dr. and Contractors Rd. area.
Most of the streets in this CFA are private. Shelby Drive between Sunset Drive and Sedona Recycles is a private road, not maintained by the city.
A city park (Sunset Park) is on the north side of the CFA, and a large portion of the area borders the Coconino National Forest.
There are 27 miles of trails that can be reached from this CFA.
There are 500 homes within ½ mile walk of this CFA.
