Incentives for converting short-term renting to long-term renting

More than 16% of Sedona’s housing inventory has been converted into short term rentals, creating a challenge for local employees to find appropriate housing they can afford.  To increase the amount of available housing options for residents, the City of Sedona will issue a cash incentive to short-term rental property owners to provide long-term affordable leases to local employees. 

Homeowners of registered short-term rentals who provide at least a one-year lease to a local employee (or a qualifying displaced long-term resident) can receive a cash incentive to “rent local” and refrain from short-term rental for one year.

Or submit electronically to jfrieder@sedonaaz.gov. A complete application will include the Application and Contract, completed W-9 form, a fully executed lease with a qualifying tenant, and tenant supporting documentation (ID and paystubs).

Program Overview

This program is open to homeowners (not renters who lease from the homeowner) inside City Limits who currently rent their homes as short-term rentals.

To receive the cash incentive, homeowners must submit a fully executed one-year (or longer) lease with a local worker and all supporting documentation.

The amount issued to homeowners per year depends on the type of residence:

• For a full property or a separated living space with private entry, private bath, private kitchen and available outdoor space:
  • $6000 per year for a Studio
  • $7000 per year for a 1 bedroom
  • $8500 per year for a 2 bedroom
  • $10,000 per year for a 3 bedroom
• For rooms rented in a home with shared entry, bath, kitchen, or no outdoor space:
  • $3000 per year for a 1 bedroom
  • $4000 per year for a 2 bedroom
  • $5000 per year for a 3 bedroom
