Building Codes
On September 24, 2019, City Council approved the adoption of new building codes and amendments consisting of the 2018 versions of the International Code Council’s building codes (the I-Codes) and the 2017 National Electrical Code (NEC). The adoption of these codes provides our Building Safety Department the tools to review and inspect new construction materials, products and processes and to address the latest safety, environmental and energy concerns and measurements. It also places Sedona in line with the surrounding communities and counties, who have already adopted, or are in the process of adopting, the 2018 I-Codes and the 2017 NEC. Please note that the new codes will go into effect October 25. 2019. All permits submitted on or after this date must comply with the new codes. Zoning applications and information

Liquor license application forms can be found at the Arizona Department of Liquor Licenses and Control website by scrolling to the Special Event Permit Application Kit - Series 15. State Special Event Liquor License applications must be received by the city at least 60 days prior to the event for processing. The state requires the city to review and approve the application prior to the state issuance of a license. Contact the state at 602-542-5141; contact the City Clerk’s Office at 928-282-3113 for information about the City review and approval process. The local fee for a Special Event Liquor License is $25. There is a 2-week referral process facilitated by the City Clerk’s Department, this is in addition to any AZ Department of Liquor License timeframes.Building permit application
See “When a building permit is required” for information on which projects require a building permit. Permit packets consist of multiple documents, such as instructions and applications (combined into a single PDF). You may download, save, and print each packet. The application forms can be filled in electronically for your convenience (it is recommended that you save the file to your computer prior to filling in and printing the form).Plans and permit applications are processed on a first come, first served basis. Review times vary with the complexity of the project, volume of permit applications, and quality of submittals received. Additional time may be needed to address corrections or obtain other agency approvals before the permit is issued.
Building permit fees and valuation - Please be aware that as of October 1, 2022 we will no longer accept credit card transactions over $15,000. Alternative forms of payment may be used which include e-Check/Electronic Fund Transfer (EFT) or paper check. Customers are not permitted to make more than one transaction towards total payment due.
Building permit fees are based on the valuation of your project and include both permit review and inspection fees. While calculating the fees for building permits can be complex, the basis for the calculations are found in City Code 15.05.060, Building Permit Fees and Valuation. Other fees that could be charged include, but are not limited to: Development Impact Fees, Wastewater Fees, Grading Fees, and Drainage Basin Fees. While final fees will be determined after a complete review of your plans, Community Development staff can assist with determining which fees will apply and providing a preliminary estimate.
