Project Name: Oak Creek Heritage District Rezoning and Amendments to the CFA/LDCOC rezone

Project Number: PZ19-00010 (ZC)

Project Summary: Rezoning requests for 18 properties within the Schnebly Community Focus Area (CFA) from RS-10 or RS-18 to the new Oak Creek Heritage (OC) District were approved by City Council in 2020.

Amendments to the OC District and the CFA Plan were approved by City Council in 2020.

Location: Along Schnebly Hill Road (see map)

Process Summary:

November 10, 2020: City Council approved the rezoning requests changes to the CFA and the OC District in the Land Development Code. 

October 20, 2020: Planning and Zoning Commission (P&Z) approved changes which also included amendments recommended on December 17, 2019. The recommended amendments covered OC district densities, removal of campgrounds as an allowable use and lodging, RV and campground definitions. P&Z forwarded a recommendation of approval of the amendments to City Council.

September 2020: P&Z discussed potential changes to the OC District/CFA Plan on September 15. The key consideration was the removal of campgrounds as an allowable land use in the CFA and OC District.  

December 2019:  P&Z public hearing on proposed amendments to the Schnebly CFA and LDC regarding the density of permitted uses in the OC district and campground definition in the LDC. P&Z forwarded a recommendation of approval of the amendments to City Council. See link below for public hearing date and link to meeting materials. The City Council public hearing regarding the rezoning applications and the proposed amendments was postponed.

September 2019: Rezoning applications submitted for 44 acres in the CFA. 

December 2018: City Council adopted the revised Land Development Code (LDC), effective 12/14/18 which includes a new zoning district for this CFA, the Oak Creek Heritage District (LDC § 2.20). 

April 2017 CFA Plan Adopted: City Council adopted the Schnebly CFA Plan on April 11, 2017 by a vote of 7-0.
