It has long-since been know that there are not enough affordable housing options to meet the demand. Much of Sedona’s workforce faces two challenges: not being able to find any housing or not finding anything affordable.

Because of this, one of City Council’s top priorities is coming up with solutions that will help with Sedona’s workforce housing concerns.

Local housing programs

The following programs are offered to help with affordable and workforce housing:

  • Rent Local - Convert your Short-Term Rental to a Long-Term Rental and receive an incentive payment.
  • Down Payment Assistance Programs - Do you work in Sedona and want to buy a home? There are two programs to help eligible households afford a down payment.

The City entered into a public-private partnership on the Sunset Lofts project for the development of a 46-unit apartment complex dedicated to local workforce, contributing up to $4.2 million to ensure long-term affordability. The apartments will be deed restricted for 50 years to limit rents and utilities to 30 percent of gross income for wage earners making 80 percent, 90 percent and 100 percent of area median incomes. This is expected to be constructed in 2023. Read more about this project here.

Development Incentives & Guidelines for Affordable Housing (DIGAH)

The purpose of the "DIGAH" is to provide guidelines and offer incentives that encourage the construction and retention of affordable housing in Sedona. Providing affordable housing as part of a request for a zone change is considered to be a community benefit that meets an established community need. Providing affordable housing as part of a project is voluntary on the part of the developer. A developer who elects to provide affordable housing as part of a project should refer to these guidelines. Learn more.
